In addition to the huge bath needing a total rehab or a relocation to its original place within the master bedroom there is a need for some ceiling drywall reworking due to a previous poor repair.  This was likely a result of water damage from a leaky roof and please note the roof has since been replaced.  The entry and Master Bedroom have old parquet flooring that has seen better days as has the guest bedroom carpet along with the laminated flooring in the hall and main living areas.  Kitchen cabinets need 2 drawer fronts and a cabinet door replaced along with some Formica repair or counter top replacement.

Converting the huge bath back to a bedroom would likely cause an increase in value and would definitely increase the rental value considerably.  I do have a floor plan and photos of similar units that show the original configuration if anyone is interested in seeing them.

This complex has a beautiful park like area as well as an Olympic size swimming pool and 2 spas located approximately a short 3 block walk drive.  This great pool/park like area along with the expanse of landscaping though out the complex combined with the street maintenance and stucco repair and painting needed from time to time is why the HOA fees are a bit higher than one might expect at $166 per month.  The good news is that means you never have to worry about painting of the exterior, EVER, and no grass to water or trees and bushes to have to trim on the weekends.
